Essential Guide to Renting Single Houses in Bangkok for Expats

One of the most popular property types for expats with children and/or pets living in Bangkok is single house. These homes typically feature 3 to 5 bedrooms and are often rented unfurnished. There are two main types of single houses: detached houses and houses in gated communities (compound houses).

Detached Houses
Detached houses offer greater privacy and comparatively larger plots of land for the same budget and area. However, residents are responsible for their own day-to-day upkeep, making them ideal for expats who are more settled in the country.

Compound Houses
On the other hand, compound houses provide additional amenities, such as clubhouses, shared swimming pools, fitness centers, and security, along with a strong sense of community. These features make them an excellent choice for expats who are new to the country.

Given that many expats who prefer to live in houses have children, a significant number of these properties are located near popular international schools, ensuring convenience for families. Some of the most sought-after areas for expats with school-aged children include:

  • Nichada Thani (International School Bangkok, American Curriculum)
  • Bangna (Bangkok Patana School, British Curriculum)
  • Mid-Sukhumvit (NIST International School, IB Curriculum)
  • End-Sukhumvit (St Andrews International School Bangkok, British Curriculum)
  • Sathorn (Shrewsbury International School Bangkok, British Curriculum)

Maintenance Considerations
Before deciding to rent a single house, it’s important to consider maintenance, which can be more demanding than renting a condo or apartment. Maintenance tasks to discuss and agree upon with your landlord before signing the lease include pest control services (for ants, rodents, insects, termites, etc.), air-conditioner maintenance, garden upkeep, and swimming pool maintenance (if applicable).

Additionally, since most of the houses in the market are privately owned, landlords typically require the lease to be signed under the tenant’s name (personal lease) for tax purposes.
